Before putting your home on the market, should you replace the entire roof, improve its insulation using the sarking method, or simply renew the roof covering? The right solution depends on the existing roofing material, your available budget and the impact you want to achieve on your property's Energy Performance Certificate (EPC).

New regulation from 2026

Since January 2026, any roof renovation affecting more than 50% of the roof surface must include high-performance thermal insulation. As a result, sarking insulation has become an essential consideration for most major roof renovation projects.

The impact of the roof on the EPC and property value

The French Energy Performance Certificate (EPC) primarily assesses the roof from the perspective of its thermal insulation and resulting heat loss, rather than its structural condition or waterproofing, which are evaluated separately through technical building inspections.

  • homes rated E, F or G typically sell for 2% to 19% less than equivalent properties rated D;
