Everyone has wealth. In real estate, this wealth represents the value of a set of assets at a given moment, assessed at market price. Your wealth therefore varies with economic fluctuations. How do you define your wealth position? Which assets are concerned? How do you declare your assets? Optimhome has the answers.
Key points
- Wealth includes all the assets and rights you own; net wealth is obtained by subtracting your debts.
- A wealth review, often carried out by a wealth management adviser, takes into account your professional, tax, family and property situation.
- It helps you manage your savings with full knowledge of the facts, track how your wealth evolves and plan for retirement.
- It is an essential step before any investment.
Update of 8 October 2026
Since 1 January 2026, the Social Security Financing Act has raised the CSG on capital income by 1.4 points: the flat tax (PFU) rises from 30% to 31.4% on dividends, interest and capital gains on securities. Rental income, property capital gains and life insurance remain subject to 17.2% social contributions. This gap makes a wealth review even more useful for choosing between financial investments and property.

What is your wealth position?
Your wealth is made up of all the assets over which you can assert a title of ownership. Acquired through inheritance or personal investment, these assets are described as “durable”. Their period of use must exceed one year. Your property and financial assets can include real estate, financial investments, business assets, or tangible goods such as furniture, vehicles, works of art, etc. Added to these are the rights you hold, such as patents or usufruct and copyright. Your gross wealth therefore corresponds to all your assets and rights. Your net wealth, on the other hand, defines your true wealth value by subtracting your debts and financial obligations from this total.
What is the difference between your wealth position and a wealth review?
Your wealth position corresponds to your assets. In other words, it is everything you own. To know its value at a given time, it is recommended to call on a wealth management adviser, who will carry out a wealth review. This review takes into account your professional, tax, family and property situation. The adviser thus audits your wealth position and can advise you on your next investments, loans and transactions. A wealth review notably makes it possible to plan for your retirement and secure your future.
What is a declaration of assets?
A declaration of assets consists of declaring the value of your wealth to the State. It is a snapshot of the assets you own. You must list your assets and liabilities (debts to be repaid). This declaration is essential for passing on your wealth and in the event of a divorce with a compensatory allowance. To declare your assets, simply register on the ADEL application (https://declarations.hatvp.fr/). You will need your title deeds, loan repayment schedules and bank statements to register. What is a wealth review?
Carrying out a wealth review means conducting a personalised study to assess the value of your wealth. This assessment takes into account your property, financial and professional situation, as well as your assets, income, expenses and debts. Although you can carry out a wealth review yourself, it is often better to entrust it to a wealth management adviser for a precise and reliable analysis. The adviser draws up an inventory of your assets and expenses, makes a diagnosis, then proposes a wealth strategy with suitable, high-performing investments.
Why carry out a wealth review?
A wealth review is an essential step before any investment. It allows investors to manage their savings with full knowledge of the facts, by fully understanding their financial situation. Thanks to the wealth management adviser’s analysis, you can anticipate future needs and react effectively when necessary. In addition, a wealth review helps assess how your wealth evolves over time. Finally, it is also useful for planning retirement income, which is often complex and crucial.
