Selling a property is a special moment for an owner. According to a survey carried out by Optimhome in 2019, 74% of sellers used a real estate professional. Their support means personalised advice and peace of mind. The exclusive mandate formalises the service relationship between the seller and the real estate professional by ensuring greater involvement from the advisor, but that is not its only advantage.
Key takeaways
- The exclusive mandate entrusts the sale to a single advisor: the property cannot be sold through any other channel for its duration.
- It is free: the advisor is only paid if the sale goes through. At Optimhome, the initial exclusive mandate is 20 days.
- The advisor handles the advertising of the listing, the sign, the viewings and digital tools such as the 3D virtual tour.
- The seller has a single point of contact, from the valuation to checking the buyers’ solvency, with a monthly report.
Update of 14 October 2026
According to a leboncoin immo study carried out at the end of 2025 among 419 real estate professionals, a property entrusted under an exclusive mandate sells in 91 days on average, compared with 142 days under a simple mandate, i.e. 51 days saved. 93% of the professionals surveyed consider this formula relevant for sellers.

Exclusive sale mandate: tailor-made services for your property
The exclusive mandate signed between the seller and the real estate advisor gives the advisor the task of bringing about the sale of the property. Its exclusive nature, unlike a simple mandate, means that you cannot sell your property through any other channel (private sale, several real estate agencies…) and therefore requires a 100% commitment from the advisor who takes charge of the property. The exclusive sale mandate is free and of variable duration, a minimum of several weeks in most cases. At Optimhome, the initial exclusive mandate is 20 days. The advisor will only be paid, that is to say receive their fees, if their mission succeeds, and will do everything possible to sell your property as effectively as possible.
The property sale mandate allows you to benefit from tailor-made support and follow-up. An advisor takes care of advertising and promoting your offer on property listing portals as well as on site with a “for sale” sign. They also manage the viewings and set up digital tools that increase and facilitate the visibility of your property, such as the 3D virtual tour. They can also offer you a live remote viewing service!
End-to-end support and a personalised approach
With the exclusive mandate, the seller is also sure to have a single point of contact who knows and follows each stage of the sale of their property. From the valuation to checking the solvency of prospective buyers, the advisor in charge of the exclusive mandate is familiar with the file and can therefore keep the seller informed of the progress of their project quickly and effectively. They actively search for potential buyers and provide the seller with a monthly report.
Working with an exclusive mandate means securing the expertise of a professional who handles your sale efficiently, using all the means available. The only drawback is that you do not handle it yourself.
